How I Manage My 20-Unit Boutique Hotel Hands Off

I'm currently active-duty in the military and I also own and manage 85 vacation rentals including this 20-unit boutique hotel. In order to balance my time while having a full-time job and a multi seven figure STR business, I have to stay organized and use the tech and systems to manage it all effectively. And by doing so I am able to manage my properties remotely with only a few hours a week of my time. Below are some of the systems I use that you can take control of your time: 🔥 My system starts with a comprehensive online property management system (PMS) that allows me to manage bookings, payments, customer service, and more. It has all the integrations for our smart locks, pricing software, and more so we one system that we manage everything through. We use Hostaway as our PMS. 🔥 Automated messaging that connects to the PMS and gives guests all the information they need and answers questions before they are asked so our guest management load is manageable. 🔥 We have guest closets on-site at our hotels with extra supplies and amenities so that if guests need something during their stay we can give them the access code and get whatever it is they need. This is especially helpful when requests are made early in the morning or late at night when our staff are not on-site or readily available to quickly help. 🔥 A dedicated team of W2 housekeepers, property managers, and maintenance staff who are always on call. I like boutique hotels because with all the units comes the scale that we can hire the team we need to passively manage the day-to-day operations. 🔥 Smart locks with wifi connection buit in so each guest is sent a unique code. We don't have to manage codes and guests can do self check-in. 🔥 Captive WiFi and email marketing to build our guest list and market to potential guests and keep our units full.
